Winter is Here! Ice Prevention and Maintenance

Now that winter has arrived, we at Door Guys would like to remind our clients and readers about some winter tips for keeping overhead doors running smoothly throughout the winter. First of all, a simple salting of the area around the door works wonders. Assess the condition of your garage door and potentially consider an insulated door if you haven’t already, you should do a little routine maintenance. The importance of lubrication can’t be stressed enough. The Metal moving parts should be lubricated regularly, but it’s even more important to keep them lubricated when the icy conditions strike.

If your garage door is already insulated it will have weather-stripping around its edges, it’s important to check over these things before winter swings into full gear. Insulation degrades over time, and things like garage door seals and weather-stripping lose their ability to keep out cold air and moisture. Ensure you use a lubricant that’s designed for garage doors and their components. WD-40 will work in a pinch, but avoid lubricants made with petroleum and silicone.

Do-It-Yourself Winterization for All Types of Garage Doors

Waterproof the garage floor if you have not already done so.

Coating your garage floor with epoxy is a relatively easy (albeit time consuming) task which can greatly prevent disaster down the road. All the snow and slush tracked in in the winter will slowly eat away at the floor creating massive headaches down the line and a couple gallons of epoxy can save that trouble.

Caulking around your garage door can seem intimidating to first-timers, fortunately, Lindsay Ballard — who runs a home improvement blog called Makely  put together this video tutorial that details how to weatherize your garage door:

Insulating an existing door

If you have a wood frame-and-panel garage door, rigid insulation is optimal. Foam board is  probably the most popular and effective option, and it comes in rigid panels that can be cut to size. If these are well-placed in the recesses between the frames of your garage door, it can provide some excellent insulation at a fraction of the cost of a new insulated door. For extra insulation, consider installing two layers, while initially less cost effective, it will provide excellent results. Foam board insulation has an R-value of between three and six.

If you have a steel garage door, technically, you can use any kind of insulation. However, batt insulation tends to be the most popular, versatile and easiest to use.The R-value of batt insulation ranges from three to four per inch. The more you use, the better the insulation rating you will achieve.

Garage Door Seals and Weather Stripping

If you’ve noticed that there are gaps around the edges of your garage door, you may need to install or replace the weather stripping. This is totally normal, but that doesn’t mean it’s good. Those cracks expose the interior to the conditions, where they can wreak havoc. Properly installed garage door seals and weather-stripping can be used to close those gaps in order to insulate your garage more efficiently.

PVC stop molding is great when it’s properly installed, it effectively closes those gaps. The durability of PVC is astounding. Reverse-angle jamb seals are also popular. Another option is to install garage door seal retainers around all edges of the door. You can then easily swap out new inserts when needed. Popular materials for such seals include vinyl and rubber.

Ice Prevention and Your Garage Door

 

 

If your frozen garage door doesn’t open the first time you push the button, DO NOT KEEP TRYING! Do not keep pushing the button as you will damage the operator motor or the door.

 

Make sure the door isn’t locked; check the interior lock and the lock on your wall console then perform an inspection of the entire system, looking for any obvious obstructions or broken parts. Next you will want to disconnect the door from the operator by pulling the manual release cord. Run the door manually a few times to free up sections or weather seal that may be frozen.

If the door is still immobile, check the interior. Melt ice under the door and on the exterior ridding any ice buildup at the bottom. The safest way to unstick a frozen garage door is by using a heat gun or blow dryer, keep it on the lowest setting and don’t hold it in one place for too long. You can also try chipping away the ice however you run the risk of damaging the weather seal. You could also use boiling water. The problem with this is that you need to act fast or have somebody else there to open the door before the water freezes. Calcium chloride works great, as well as rock salt although; calcium chloride is effective down to -32 degrees Celsius whereas rock salt is effective down as low as -10 degrees Celsius. Keep in mind either of these can corrode the bottom seal if not completely cleaned off.

PREVENTION

Keep the area in front of your garage doors clear of ice & snow. The bottom seal of your garage door can stick to the ice, preventing it from opening. Trying to force it open can break your top door panel, burn out your operator, or tear the bottom seal off the door. Applying silicone spray to the rubber bottom seal can help prevent it from sticking to the ice. You could also use cooking spray or vegetable oil. During bad weather the garage door should be opened at least once during the day even if you’re not leaving. This will help keep your door moving fluidly and delay ice buildup. Some people will leave a layer of cat litter or sand along the edge of the door as well to assist in ice prevention. My final suggestion for ice prevention is the application of lubrication. It is very, very important to keep the door lubricated. A lubricated door is a happy door and it will extend the life of parts significantly, as well as ease the operation of the door making it more efficient.

Our planned or preventative servicing and maintenance is undertaken on a contracted basis.  The contract is for one year.
The scheduled visits are based on your needs.  For example:  every 2 months for high volume use,  every 3 months for moderate volume use, every 6 months for low use or once a year for seasonal low use.
Your P.M. certification includes basic adjustments, lubrication of necessary door parts, balancing of door and adjustment of spring tension if required.

Initial Visit

On our first visit after signing up for the PM program you will receive:
  •      Door Inspection Report – Detailing all aspects of your overhead door.
  •      Preventative Maintenance Certification – Detailing the condition of your overhead door and any repairs required for further maintenance.
  •      Red Binder – For you to keep track of your copies of the door reports.

 Second and future Visits

  • A Preventative Maintenance Certification is always completed including a copy for your records when this service is done.
